For your New Home:

This lot is 30' x 85' and is zoned R1.5.

Buildable area is arrived at by multiplying the pad x 1.5.The pad is arrived at by taking off setbacks and multiplying width x depth.

The setbacks on this lot are as follows: Front and rear 5'. Each side 3'
The pad in this case is 24' x 75' = 1800 square feet, x 1.5 = 2700 sq ft buildable.
If you are building a single family residence, you can ad 200 Square Feet.
Your new home can consist of 2,900 sq. ft., including a garage of 400 sq. ft.
This results in 2,500 sq. ft. of inside living area, plus patios, roof deck and balconys.

The Dock: The dock, as it now is, can take a 30' boat parallel to the sidewalk and two smaller boats side tied.

Want a larger boat?
The pierhead line is approximately 100' out from the sea wall. A plan is available if you wish to see it, that would provide for a larger boat. The beam could be as much as 14' to 15' and the aft could go beyond the float a distance equal to width of your boat.

Cost estimate is $36,000 to $40,000, for permanent improvement.
